Clearwater FL Homes For Sale – Latest Real Estate Market Update
Just a quick note to let you know that Clearwater FL homes for sale and sold are seeing prices at the beaches stabilizing in two of our local beach areas: Indian Rocks Beach, FL and Clearwater Beach, FL.

What does this mean to you?
Historically, our beach property will follow the off beach local housing market when the off beach local housing market is declining and will lead the off beach local market when the local Clearwater Fl real estate market is rising.
What this means is that the Clearwater FL real estaste market is stabilizing and we could start to see some price increases at the beach. That means that the inland areas near the beach will soon follow the beach market trend with stabilizing of prices in these off beach communities: Clearwater FL, Dunedin FL, Safety Harbor FL, Largo FL, Seminole FL, Palm Harbor FL and Oldsmar FL.
If you are waiting for the bottom of the Clearwater FL real estate market then pay close attention to the prices of homes for sale and what’s selling in the following areas for an indication of how close we are to the bottom: Clearwater Beach FL, Belleair Beach FL, Indian Rocks Beach FL, Indian Shores FL, Redington Shores FL, North Redington Beach FL, Redington Beach FL, Madeira Beach FL, Treasure Island FL and St Pete Beach FL.?

Pinellas County Real Estate Market Update
Pinellas County Real Estate – Today we’ll look at lates Pinellas County Real Estate values focusing on North Pinellas County home prices and what’s sold. (You can also see all Pinellas County FL homes for sale) – I wanted to share this chart that shows what home prices are doing in North Pinellas County in the cities of Palm Harbor, Dunedin, Tarpons Springs and Oldsmar. (This graph is only for single family homes not condos.) While the median home values are still declining you have to look at what’s happening in specific neighborhoods and homes on an individual basis. The thing most buyers are surprised to hear is that homes are actually selling at about 92% of the asking price so even though prices are down – sellers are pricing more realistically so the days of getting 20% off are gone in my opinion – while there are some deals like that it usually means you’ll be turning around and investing signifcantly in the home so you’re still not really getting a comparable home at 20% off in my experience.
Oldsmar homes (I.e. East Lake Woodlands) has seen some major price stabilization in 2010 after a significant drop over the last year.
When working with home buyers we do this analysis for the specific homes and areas you’re looking at since the market is still very dynamic. We are seeing lots of changes in the market and we are happy to give you the latest info.

Dunedin Florida – Dunedin is a great place to live and Highland Woods luxury Homes are some the most desirable of Pinellas County and all of Dunedin real estate. This centrally located gated community of 87 home, mostly 4 and 5 bedroom homes is one of Dunedin’s newer neighborhoods, being built in 2002, most of these are screened pool homes as well.
Highland Woods Homes for Sale – Dunedin Real Estate
When checking the Tampa Bay MLS today there are currently 20 homes out of 87 in the Highland Woods neighborhood are for sale – that’s almost 25% of the whole neighborhood. (not ideal in any market) When checking the Pinellas County public records – 3 Highland Wood homes are in pre-foreclosure and one is in the final judgement phase of foreclosure.
A closer look at houses on the market:
- Of the 20 homes for sale – all but 2 of them are pool homes;
- The cheapest Highland Woods home for sale is $320,000 and it has 3 bedroom 2 bath and no pool;
- The most expensive Highland Woods home for sale is $619,000 and it has 4 bedrooms 2.5 baths and a pool;
- The average Highland Woods home for sale asking prices is a little over $150 a square foot.
Highland Woods Homes SOLD – Dunedin Real Estate
So what’s been happening Highland Woods Dunedin real estate market? Well for the last seven months only about 1 home a month has been selling (since March 2008) . Also of note is the fact that no Highland Woods homes sold in January or February of 2008. One has sold every month except May, however there is 1 currently pending and 1 Highland woods home is active with contract.
So what’s happened to the price of homes in Highland Woods Dunedin FL this year? This is the questions home buyers always want to know. Well we discussed that the fact that at least 5 people have been in some stage of pre-foreclosure, short sale, foreclosure or bank owned REO – and so it’s no surprise that SOLD prices have decreased the last months. The last Highland Woods home sold was a foreclosure and sold for $114 a square foot – OUCH! Not counting this distressed home we’ve seen home prices go from $156 a square foot in March to $137 a square foot in June with the foreclosure in July.
So where are Highland Woods home prices now? Well it will be interesting to see what the two homes under contract end up selling for. We are seeing more homes selling and yet when you have 20 months of inventory in this neighborhood – there’s no doubt it’s still a strong buyer’s market by definition.
The good news is that for homebuyers looking for newer luxury Dunedin pool homes – these need to be a the top of your list. And if you’re someone who is looking for a Dunedin home for sale in a gate community – you’ve found one of Dunedin’s best neighborhoods – call us to see any of these Dunedin homes for sale.

Clearwater Real Estate – Clearwater Homes in Morningside Estates – Meadows – Neighborhood Market Report
Best Clearwater Real Estate Neighborhoods
Clearwater Florida – We are having more and more people actively looking at the Clearwater Real Estate Market for a new Clearwater home with the recent Pinellas County School changes back to neighborhood schools. We’ve been very busy this summer helping families find the perfect Morningside Clearwater home (including the Meadows).
Most families tell us they want to get settled for the next school year (which starts August 19th this year. These Clearwater homes are always at the top of the list of best Clearwater places to live since they are zoned to attend these top performing Pinellas County schools:
- Plumb Elementary School,
- Oakgrove Middle School and
- Clearwater High School.
So if you are looking to live in one of Clearwater Florida’s best neighborhoods (awarded Neighborhood of the Quarter in the past) – then you should check out the many Meadows / Morningside Cearwater homes for sale because this neighborhood comes with:
- lovely tree lined streets with sidewalks leading to one of the City of Clearwaters best recreation centers
- a community aquatic center with 3 pools complete with slides and fun for infants and up,

In addition, Morningside / Meadows is located close to the Clearwater Mall, the new Publix Shopping Plaza, and about 20-minutes from Clearwater Beach. With gas over $4.00 a gallon more and more people are giving strong consideration to location and their future commutes when looking at Clearwater Real Estate for Sale.
This is a Clearwater neighborhood where most homes are 3/2s or 4/2s with a size of 1800 – 2200 square feet even though there are a select few larger homes. The great news is there are bargains being found on many of these homes for sale in Clearwater’s best neighborhoods like Morningside Estates / Meadows located next to the homes in Grovewood. Here’s the latest Morningside real estate market information.
Morningside Homes for Sale Report – Clearwater Real Estate Market Report
I checked this evening, there are 17-single family Morningside Estates homes for sale in Clearwater ranging in price from a $175,000 for a 1,184 heated square foot, 2-bedroom,1.5-bath home to $426,000 for a 3,188 heated square foot, 5-bedroom, 4-bath Morningside home for sale.
In Morningside / Meadows the homes for sale have an average heated square footage of 1,926.
- There are 3-two bedroom homes for sale,
- 7-three bedroom homes for sale,
5-four bedroom homes for sale, and 2-five bedroom homes for sale today.
In addition to the Morningside pool, 8 of these Morningside homes for sale have their own private pool.
What are Morningside Homes in Clearwater Selling For Now?
In the last 6-months:
- 1-two bedroom Morningside home sold for $180,000,
- 1-three bedroom Morningside home sold for $185,000, and
- 3-four bedroom Morningside homes sold between $236,900 and $255,600.
This is a deed restricted neighborhood that is always working to maintain and improve the quality of life for it’s residents. They recently installed traffic calming bumps to ensure safe driving speeds through out the neighborhood and are working with the city of Clearwater on bringing reclaimed water to the neighborhood. It’s easy to see why this is always at the top of home buyers list when looking at Clearwater Real Estate.
Clearwater home buyers are taking action now that the uncertainty and doubts been cleared up with regards to Florida’s Property Taxes because they can now move affordably with the new portability feature.
