As the name implies, it is now time to show your home to buyers, and this is a critical step.

Why is this step so critical?

The quick answer is that ‘If the buyers can‘t see your home when they want to see your home, then your home won’t sell.

Here are some quick tips to make sure your home is available:

• Be flexible – Realize that we are not the only real estate agents who will be showing your home, and the other agents will be on a tight schedule trying to show all the homes with the right requirements. If the agent wants to see your home at 9am on Sunday, then do it. If the agent only gives 1-hour notice, then do it.
• If you have an alarm system, then turn it off, so the agents don’t have to mess with it.
• If you have a pet, then take the pet with you when the agent shows the property.
• Always leave the home for showings. Take a walk, go shopping, etc. Just go.
• Make sure you keep your home show ready: curtains/drapes/blinds open, clean, picked up, fresh smelling and no dishes in the sink.
• Have all of your paperwork available: utility bills, insurance invoice, warranties, etc.
• Make sure your agent has your cell phone number, so you are available for questions from the buyers.

Clearwater FL – As expected, the Clearwater FL Pending Home Sales shot higher in February, boosted by the federal home buyer tax credit’s April 30 deadline.

Versus the month prior, February’s index rose 8 percent but remains well off the highs set last October.

For today’s home buyers and seller, the Pending Home Sales Index is an important measurement. This is because a “pending home” is a property that is under contract to sell, but not yet closed.

According to the National Association of Realtors®, 80% of homes under contract close within 60 days, historically. Therefore, a higher Pending Sales figure in February projects that April’s Existing Home Sales will be higher, too.

If you’re a ClearwaterFL home buyer today, no doubt you’ve noticed the extra market activity.

On right-priced homes, multiple offer situations are more common; sales prices are settling closer to listing price; Days on market is falling. These are the signs of a buyer-heavy market.  It drives home supplies down and home prices up.
