The 268-Unit Aqualea Resort Condominium Hotel and Residences got it’s financing this week and now it’s official the project is moving forward.

The rendering on the left is what’s coming by the end of 2009.
The photo on the right is how it looks today (Sept 2007)- just south of Pier 60.
As you can see Aqualea Condo Hotel is in the very beginning stages of it’s construction phase.
The look of Clearwater Beach is changing dramatically with the on-going development of Beach walk and all the new luxury condos being built.
Aqualea is located on South Gulfview Blvd on Clearwater Beach and is considered the centerpiece of Clearwater’s new Beach Walk. It will be managed by Hyatt’s resort Management.
The Aqualea Resort Hotel and Aqualea Condominium Residences will be almost 1 million square feet of pure luxury when it’s complete. They are planning for the building to be completed by the end of 2009.
Aqualea will be made up of:
* Hotel rooms;
* Condo Hotel units - to be managed by Hyatt’s resort management program and can be rented when not in use;
* Luxury Condominium Residences - available for full-time residence;
Aqualea 4 Star Resort Planned Amenities:
* (2) large landscaped swimming pools including kids only section - on the 8th and 16th floors;
* Beachside towel and beverage service;

None of the residential units have been sold yet. They plan to begin selling these in 16 months (around the 1 quarter of 2009) when they can actually walk people through the building.
Clearwater beach walk celebrates condo developments at Pier 60 Aqualea was one of nine new luxury beach condo development projects announced for Clearwater Beach since early 2005.

This is a picture I took this Spring at Pier 60 when the City was celebrating Clearwater Beach Walk - the castle was not done when I took the photo but what a shame that Indigo Beach has already been canceled.

Clearwater Florida Home Sellers are preparing for Spring Home Selling Season
Clearwater Florida - I was talking with my friend Gayle Wade who is a Clearwater home stager and has been helping sellers in Pinellas County get there home ready to be sold in this “buyers real estate market” and realized this may be a topic our home sellers need to hear more about.
Super Bowl Weekend has ended and what a great game we had here in Tampa Florida - however it reminds me that this traditionally marks the start of the Spring Buying Season in real estate. Anecdotally, Clearwater real estate agents will tell you that buyer activity tends to tick higher at this time of the year.
Meanwhile, with mortgage rates still trolling near all-time lows and Congress debating a first-time homebuyer tax credit, 2009 may bring out even more buyers than we’ve seen in the past.
Just having your Clearwater home on the market may not be enough to attract an offer, though — the house has to have appeal. That brings us to home staging — the process by which a homeowner re-organizes and re-presents his home to appeal to as many potential buyers as possible.
Home staging is part-science, part-art, and part-psychology. Clearwater Homebuyers tend to judge homes within the first 8 seconds of seeing them so making a quality first impression can mean the difference between getting multiple bids, and just getting a lot of foot traffic.

is too much of a perk at the expense of local homeowners, Clearwater beach
residents and Clearwater taxpayers.

Like everywhere in the United States, we have our share, so here is some information that I hope you find to be helpful in your search for your ultimate Clearwater real estate deal.
Yes, we do have waterfront, gulf front and luxury foreclosure, pre-foreclosure and bank owned properties in addition to homes in lovely Clearwater neighborhoods. So, lets discuss these terms before I get into some more info on buying real estate in Pinellas County, Clearwater homes and condos in foreclosures:
Clearwater Real Estate Options for Buyers looking for Bargains, Deals and Steals:
- Pre-Foreclosure - The Pinellas County home / condo owner has or is about to miss some home loan payments to the bank.
- Foreclosure - The Pinellas County home / condo owner has missed mortgage payments and the bank has filed an action with the court to take control of the Pinellas property.
- REO - Real Estate Owned - means the bank owns the property (homes, condos, villas, town homes). The bank has taken the property from the home / condo owner and is now selling it.
Realize that in most cases, the bank cannot profit from a home, condo or town home until they own it. That means a pre-foreclosure or foreclosure property is not profitable for a bank and that the bank is trying to minimize the loss.

Clearwater Florida - Pinellas County is reporting a 37% voter turnout - which tops even the 2000 and 2004 Presidential Primaries.
Amendment 1 did pass so for many of my Clearwater Florida real estate clients looking to buy a second home or condo in the Clearwater or Tampa Bay area - theyll be happy to know that the 10% per year tax cap passed for all non-homestead owners Clearwater home owners!
Many of us think it should have been 5% but our thought is half a loaf is better than no loaf - especially in this Clearwater Florida real estate market! Were making progress and the journeys not over but I believe its moving in the right direction.

Im happy those people can now make their personal decisions to benefit their own family and not be faced with having to pay a huge property tax penalty. I have shared with many of you that when Jack and I sold a beach house 3 years ago and bought one 1/2 as expensive our taxes doubled - so do the math that was a 4 times increase FOREVER - it was huge and Im glad others will not have the same experience we did! - We also extended the 1/2 millage tax to continue for our schools and for the big news¦
- Amendment 1 passed! I shared all the benefits on Amendment 1 on Florida Property Taxes, however, I didnt detail how to calculate your ‘property tax portability’ instead waiting to see what our voters decided.
Calculating Florida Property Tax Portability Benefit
Step 1: Take a copy of your property tax record (its also available online) and find the two values:
- Just Market Value
- Assessed Value

Step 2: Subtract the Just Market Value from Assessed Value to get your new ‘Tax Equity’
- Just Market value - Assessed Value = Your Tax Equity
Step 3: If it is more than $500,000 - then change the number or use the number $500,000 (this is the maximum currently allowed under the new amendment) Step 4: Determine your potential new homes assessed value If your new homes just market value is equal to or greater than your current home use this formula to find new assessed value:
- New Homes Just Market value - Tax Equity (see above) = New Homes Assessed Value
If your new homes market value is less than your current home then you must first calculate your prorated tax equity using this formula:
- (New Homes Just Market Value / Current Homes Just Market Value ) x Tax Equity = Prorated Tax Equity
Then calculate your new homes assessed value using this formula:
- New Homes Just Market Value - Prorated Tax Equity = New Homes Assessed Value
